 A title search is a review of public records to confirm ownership and ensure the property has no liens or legal issues. 


Timeline: 

• Normal season: 3–5 business days 

• Peak season: 7–10 business days 


Here’s the typical timeline: 

• Title search: 3–5 business days (7–10 during peak) 

• Title clearing: 2–4 business days 

• Cash deal: Can close 2 business days after title is clear 

• Loan deal: Depends on lender’s timeline 


Title insurance protects you against future claims or disputes related to past title issues. It’s a one-time fee for long-term peace of mind. 


 Yes! We offer remote closings via mobile closings at your location. 


 When contracting to use The Closing House for your closing, you should list: 


👉 "The Closing House at Brown & Price, P.A." as the closing attorney/title company on your Purchase and Sale Agreement (PSA). 


Why? While The Closing House manages and facilitates the entire closing process from start to finish—including scheduling, communication, document coordination, and customer service— 


👉 Brown & Price, P.A. is the law firm issuing the title insurance, which requires them to be officially named on the agreement. This dual reference ensures the contract is legally compliant and your closing proceeds without delays in title clearance or insurance issuance.
